We do not offer customization of the plans, however the complete package includes the .DWG file which can be opened in any CAD program, which allows you to customize the drawings yourself, or hire a local draftsperson to customize them for you.
All of our packages are instant downloads, as soon as you checkout, you will receive your house plan.
All sales on house plans are final. No refunds or exchanges can be given once your order has been placed, as the download is instantaneous.
All of our plans comply with the International Building Code. It may be likely that your local codes or bylaws require you to hire a licensed structural engineer to analyze the design and provide additional drawings and calculations. If you aren’t sure, most local Building Standards have a handout they will give you listing all of the items they require to submit for and obtain a building permit.
Our house plans do not have a professional stamp attached, as foundation requirements vary widely depending on build location and local code. If your authority of jurisdiction requires an engineering stamp, they will only accept a stamp from a professional licensed in the province or state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review, foundation design based on your location, and stamping. Our drawings provide all the information a local engineer will need to size and stamp the foundation accordingly.
The Starter Package is a single 8-12 page pdf that includes the high resolution renderings, door, window and room area schedules, construction assembly list, preliminary floor plans, elevations, and a basic section. The starter set is great for gathering material quotes and preliminary pricing from builders. The drawing list typical of all Starter Packages is:

The Construction Package is a builder-ready 10-15 page pdf with all the information needed to fully price and build the design. The PDF includes a cover page, general notes, fully dimensioned and annotated foundation, roof and floor plans, sections, exterior elevations, and details, and a door and window schedules page with notes. The drawing list typical of all construction packages is:

The Complete Package is a multi-file download that includes the 10-15 page construction drawings PDF from the construction package, as well as a .DWG file that can be opened in most CAD programs for plan customization by yourself or a local professional, a BIMx file to view and tour the full 3D model, and the high resolution renderings.
DWG files are the industry standard for CAD applications used by designers, engineers, and suppliers to develop technical drawings. When you purchase the Complete Package, it includes a DWG file with the entire construction drawings set of your selected house plan, which you can open in most CAD applications (such as AutoCAD) and customize yourself, or send to an engineer or designer to customize for you.
BIMx is a free 3D model viewing app that is available on multiple platforms, used by architectural professionals all over the world to communicate their designs. Our Complete Package includes a BIMx 3D model file of the house plan, so you can view every room and angle of your future space. After downloading the app on your Mac, PC, Android, or iPhone, open the .bimx file and start exploring the 3D model.
